How we know the scores work
We scored past Harris County probate homes (filed January to March 2025) and checked which ones actually sold. The fifth we scored highest sold to an outside buyer 53% of the time; the lowest fifth, 11%.
For Harris County, we scored every home as of January 2024, then checked sales in 2025, a year the model never saw. Our top 1% sold within six months 11.3% of the time, against 2.3% for the average home.
The other nine counties use our Texas statewide model. We scored 2025 owner records and checked which homes changed owner by 2026; our top 1% in each county changed owner 2.1 times as often as the average individually owned home.
Past results don't guarantee future sales. Everything comes from public records: Harris and Fort Bend County probate court filings, the Harris Central Appraisal District roll, Texas statewide parcel records, county clerk and tax office notices, and federal bankruptcy filings.
